Please read these terms and conditions carefully. When you make a booking with Patonga Cottages you accept on behalf of yourself and your party the terms of these booking conditions. It is your responsibility to ensure that all of the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking. Guests accept and are held fully responsible for their visitors or children when staying or visiting the properties and their surroundings. Any breach of these terms and conditions may result in immediate eviction with no refund or cancellation of your booking.
Standard check in time is 3pm on the day of arrival and the property is to be vacated by 10am on the day of departure. An additional fee will be charged if you do not check out by 10am. Early arrivals and late check outs are at the discretion of Management and must be requested at the time of booking and can only be confirmed 1 day prior to arrival or departure. Whilst every effort will be made to accommodate early arrivals and late departures, the only way to absolutely ensure an early check-in or late check-out is to book an extra night.
Please contact management for more information. All gatherings are strictly prohibited without written consent from Management prior to your arrival.
At no time during your stay is the number of guests staying to exceed the maximum occupancy, unless prior approval is sought and given by management in writing. The use of extra beds other than the number booked will attract an additional tariff.
We welcome children of all ages to our property. Children’s prices for accommodation are included in the standard tariff rates and refer to children using existing bedding. We can provide a cot and linen if requested by the guests. We will set this up. We also have a high chair available. Steps and balconies need to be taken into consideration before booking. Please note there are no baby gates or stair barriers and supervision is the responsibility of parents & guardians. Please contact management if you need further information. No refund will be given if the accommodation is deemed unsuitable after check in. Supervision of children around fireplaces, stairs, balconies, roads, driveways and all areas of the property and surrounds are the sole responsibility of parents/guardians.
Fireplaces and fire pits are to be operated by adults over the age of 18 only and are operated at your own risk. You will be held liable for any damage you cause including smoke or ember damage from incorrect use. If using a wood or gas fire, you will ensure the fire is switched off or put out entirely before you retire to the bedrooms and whenever you leave the premises even for short periods. Supervision of children around all fireplaces is required and is the full responsibility of parents/guardians. ALL fireplaces and fire pits and their external casings can get very hot and may cause serious burns if touched. It is strongly recommended that the fireplaces not be operated when children are staying onsite.
Please ensure all music is turned down by 10pm. Disturbance to other guests and neighbours including excessive noise, music and unruly behaviour is prohibited and may result in eviction without refund. If a noise complaint is received; a first warning will be given. If a second complaint is received this will result in immediate eviction with no refund.
Unfortunately we are unable to accept pets. No pets are permitted on the property at any time.
Smoking on the property both indoors, outdoors and within the grounds of the Patonga Cottages is strictly prohibited. If there is any evidence of smoking inside the property you will be charged an additional $1000 for a specialised clean to eliminate odours and remove chemical residue before future guests may use the space.
On departure, your accommodation is to be left in a clean and tidy state. Extra cleaning charges will apply if this condition is breached and will be deducted from your deposit or credit card. Excess cleaning fees up to will apply (e.g. rubbish not being removed, dishes not washed and put away, barbecues not cleaned).
Please report any existing damage upon your arrival. Please immediately report any damage which occurs during your stay. Extra cleaning and linen change can be arranged during your stay for an additional charge, at a cost to you. Please contact management for further details. Damages or breakages of furniture or furnishings must be reported to Management immediately. Breakages or damages to the property and all communal or external areas that are caused by any guest and/or a guest’s visitor will be charged and recouped in full of the guest’s credit card or deducted from the guest’s refundable deposit. Excess cleaning required on departure or replacement of items removed from the accommodation will be charged to the guest’s credit card. Furniture, fixtures and fittings are not to be altered or moved between rooms or properties. There will be a charge incurred if furniture is not returned to its original location.
An additional $25 will be charged to your card for lost or damaged keys. If guests lose keys or lock keys inside the property and require access, a security call out fee will apply. If replacement keys need to be cut, key barrels need to be replaced, or in secure complexes, re-keying is required costs will be calculated based accordingly and charged to the guest.
A guest must not at any time during the occupancy period:
(a) create noise that because of its level, nature, character, or quality, or the time it is made, is likely to harm, offend, or unreasonably disrupt or interfere with the peace and comfort of neighbours and other occupants of the premises
(b) act in a violent or threatening manner towards neighbours or other occupants of the premises
(c) act in a manner that could reasonably be expected to cause alarm or distress to neighbours and other occupants of the premises
(d) use or enjoy the premises in a manner, or for a purpose, that interferes unreasonably with the use or enjoyment of common property by neighbours and other occupants of the premises in a strata or community scheme
(e) intentionally, recklessly or negligently cause damage to premises, any common property or any other communal facilities within the immediate vicinity of the premises, or any public property in the vicinity of the premises
(f) intentionally, recklessly or negligently damage the personal property of neighbours of the premises or other occupants of a strata or community scheme.

The Commissioner may issue guidelines about what may or may not be appropriate conduct under section 2.5.2 of the code.
A guest must not copy, or knowingly retain after the end of the occupancy period, any keys, security passes or other instrument that facilitates access to the premises.

A guest must take reasonable care of the host’s premises and the host’s property at the premises. A guest must notify the host or the host’s representative of any dispute or complaint about a guest’s or visitor’s behaviour as soon as possible after the dispute or complaint arises.

A guest is responsible for the actions of visitors they invite onto the premises during the occupancy period and must ensure visitors to the premises comply with section 2.5.2 of this code as if they were a guest on the premises.
Guests and their visitors actions, conduct and safety are the responsibility of the Guests. The Patonga Cottages do not condone: unsafe, irresponsible or illegal actions/behaviour etc. on or off the premises, during a stay or at any other time. A condition of entering and/or staying at this property means that all Guests understand and agree to indemnify the agent and owners against any responsibility or action(s) (legal or other), due to any action(s), incident(s), loss or injury(s) while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, etc.) during a stay or at any other time. Your booking request will be confirmed once your payment has been receipted and a receipt emailed to you following your booking confirmation.
Your credit card details will be held on the system as a security bond. Your credit card will be automatically debited in the event of: damage to the property, equipment, breakages, theft or if extra cleaning is required. Please note: we will only process monies on your credit card or if there is reported damage to the Property, or if the ‘Terms and Conditions’ are not adhered to.
The Patonga Cottages are designed to a very high standard, properties are finished and furnished with costly materials and products. You become responsible for any and all damage and loss to the property and its contents from the date and time you check-in to the date and time you check-out. Any damaged items in the properties will be charged the full advertised replacement cost and product brand. The Property is a residential premise and is strictly for Residential use. The number of occupants allowed is as per approved on your booking email and as advertised. The use of the property for gatherings are STRICTLY PROHIBITED unless written consent has been emailed by management. Use of the property for anything other than as a residential premise will result in the termination of the reservation for the property, removal of the Guest (s) and other occupants from the property and other costs or expenses (including an unauthorised function/extra cleaning fee of $500).
50% of the booking total is required at time of booking to secure your dates, and the remaining 50% will be taken 30 days prior to arrival. Rates quoted are in Australian dollars and are subject to change at any time. The Patonga Cottages are not liable and are not required to honour any pricing displayed that is quoted in error. Minimum length of stay restrictions apply to certain rates during special event periods. Preferred method of payment is Visa, MasterCard, Amex or JCB and surcharges apply for these card transactions.
– Cancellations with more than 30 days notice prior to your arrival will be fully refundable.
– Cancellations within 30 days of your arrival date a 100% cancellation fee of the booking total will be incurred.
No cancellations are accepted within 30 days of your arrival date. You will be charged the total of the reserved stay under all circumstances. Written notification must be provided for all cancellations.
In the event Patonga Cottages must cancel your accommodation for circumstances beyond our control a full refund will be made. However we will not be held liable for any further costs incurred.
